Prices are up, and time on the market has decreased by 18 percent, according to a local Realtor.
Land O' Lakes homes sales are up, and that has buyers and sellers moving quickly. "This time last year, there was a year's supply of homes on the market. There is only a two-a-half month supply now. Properties priced right, especially under $200,000, will have a heavy volume of viewings immediately upon being listed," Realtor Rene Van Hout of F.R.O.G. Realty Pros said. Many Realtors are hosting open houses the first few days after a home is listed, in order to accomodate the large number of showings, she said. Usually those properties will have multiple offers within days of going on the market. Home sales were up 12 percent nationally in January, the highest increase since 2005, Van Hout said. Pasco County's statistics showed an 8 percent…

An Arizona-based company will build on a 'significant number' of the lots, and sell the others, the Tampa Bay Times reports.
Things are looking up for Connerton homeowners. An Arizona builder has purchased 510 lots in the Land O' Lakes community, according to the Tampa Bay Times. Taylor Morrison will build on "a significant number" of the lots and sell the remainder to other builders, the Times reported. The purchase price of the properties was not disclosed. The community has about 280 finished homes, with 4,000 lots remaining, according to the Times. Stew Gibbons, a former Connerton executive who now works as a consultant for the community, told the Times that "this is the most optimistic time of the market we have seen in six or seven years." The announcement was met with kudos from County Commissioner Pat Mulieri, the Times reported.

There’s good news on the real estate front throughout America and right here in the Tampa Bay area. But, do you think the trend applies to Land O' Lakes?
After years of stagnation, real estate analysts are finally reporting some good news on the home front. According to Bloomberg, home prices rose more than analysts initially thought they would year-over-year in July. “The S&P/Case-Shiller index of property values in 20 cities increased 1.2 percent from July 2011, the biggest 12-month advance since August 2010, a report from the group showed today in New York,” Bloomberg reported. Analysts anticipated a 1.1 percent gain. While that .1 percent might not seem like a lot, it’s translating to seemingly good news in the Tampa Bay area. The Tampa Bay Times reported that local home sales were up 12 percent in July over reports from July 2011. The median sales price also grew by 8 percent, bringing…

Are foreclosures affecting your neighborhood?
While parts of the nation saw foreclosures drop in the first half of 2012, the Tampa Bay area wasn’t so lucky. According to The Tampa Tribune, foreclosure activity in the Tampa Bay area is on the rise. RealtyTrac, a company that monitors real estate activity nationwide, is reporting that Tampa Bay has seen its foreclosures rise by a higher percentage than many other major metro areas, including New York and Chicago. For example, New York’s filings, which include such things as default notices, auctions and bank repossessions, have increased by 26 percent, according to the Tribune. This is compared to Chicago’s 28 percent and Tampa’s 47 percent. Nearly 21,000 Tampa Bay area properties had foreclosure filings during the first half. That …
